			<content:encoded><![CDATA[<p><strong>Radclyffe Park has reached two milestones this month, as developer LPC Living hands over the completed 50,000 sq ft Morrisons supermarket to the retailer and the seven-storey Travelodge hotel tops out. </strong></p>
<p>Situated on Trafford Road, the £50m mixed-use Radclyffe Park development will not only create an estimated 500 jobs, but will serve to ensure the spend from the new MediaCityUK community remains in Salford. </p>
<p><a href="http://www.radclyffepark.co.uk/shop/morrisons/">Morrisons</a> and <a href="http://www.radclyffepark.co.uk/sleep/">Travelodge</a> were chosen as anchor tenants in order for the scheme to appeal to both residents in Ordsall and those living and working in Salford Quays, the new home for the BBC, ITV and the University of Salford.</p>
<p>Trafford-based Russells Construction handed over the supermarket shell to Morrisons following an eight-month build programme. The store is now being fitted out in readiness for its planned opening later this year.</p>
<p>Russells is now focusing on completion of an additional 25,000 sq ft of <a href="http://www.radclyffepark.co.uk/shop/the-high-street/">retail space</a>, which will complete the commercial element of Radclyffe Park, 79 <a href="http://www.radclyffepark.co.uk/live/">new homes</a> and a 359-space car park. A number of businesses are already in talks to lease the eleven retail units that make up the space with the first lettings due to be announced this summer.</p>
<p>Andrew Russell, managing director of Russells Construction, said: “This handover is an important milestone in the regeneration of Ordsall and we are looking forward to supporting the Morrisons team as they take over the building and ready the store for opening. I’m pleased with how smoothly the project has run considering what a busy development site this is. We have worked closely with an expert team &#8211; the architects, our valued supply chain, LPC Living and Morrisons &#8211; to ensure the timely delivery of this scheme.”</p>
<p>The second milestone to have been reached this month is the topping out of the 156-bed hotel to be run by Travelodge. Anglo Holt Construction was selected as the hotel contractor for its wealth of experience building hotels for the budget chain.</p>
<p>Andy Elwell, Managing Director of Anglo Holt Construction, commented: “LPC Living’s bold and strategic investment in the regeneration of Ordsall has paved the way for leading retail and leisure brands to the area bringing many benefits to the community. Our contribution to turning that vision into reality will soon result in the opening of a landmark Travelodge adding to the catalyst for local employment opportunities in coming economic opportunities from business and leisure visitors.”</p>
<p>Tony O&#8217;Brien, UK Development Director at Travelodge Hotels, said: &#8220;MediaCityUK and the ongoing redevelopment of the  Quays mean that our Trafford Road site is perfectly located to provide affordable accommodation for the many visitors that will be soon be coming to Salford.&#8221;</p>
<p>With the new businesses including the BBC moving into Salford Quays and a number of tourism attractions on the doorstep including The Lowry and Old Trafford the hotel is well placed to attract both business and leisure travellers.</p>
<p>The seven-storey building will offer rooms starting from just £19 a night when it opens later this year.</p>
<p>Simon Ashdown, development director at LPC Living said: “It was always our intention to secure quality operators for the supermarket and hotel space at Radclyffe Park. With Morrisons set to commence the fit out of their new building and Travelodge now one of the most prominent buildings in the area, we are confident local spend from both Ordsall and the Quays will be kept in the area.</p>
<p>“Let’s not forget, this one of the busiest routes into Manchester city centre, and just 500 metres from MediaCityUK so it’s vital we do we all we can to help the area benefit directly from the investment this brings.”</p>

			<content:encoded><![CDATA[<div><strong>Construction of the new Travelodge on Trafford Road, Salford Quays commenced this week following the recent appointment of contractor Anglo Holt by regeneration developer LPC Living.</strong></div>
<p>Anglo Holt was selected as the contractor due to its wealth of experience building hotels for the budget operator; this will be its 53<sup>rd</sup> national project for Travelodge and it’s third in Greater Manchester. </p>
<p>Work on the 156-bed Travelodge hotel marks the second phase of development at Radclyffe Park, LPC Living’s £50m mixed-use development in Ordsall, Salford.</p>
<p>Construction of the first phase, comprising a Morrisons supermarket, a dozen retail units, 79 new homes and a 357 space car park, commenced in October 2010 following the appointment of Trafford Park-based Russells Construction. The first milestones have already been reached with the steel frame of the supermarket now finished and foundations to the first 17 houses complete.</p>
<p>Simon Ashdown, development director at LPC Living said: “Anglo Holt has a proven track record of delivering projects for Travelodge on time and to budget so they were a natural choice for us. With the supermarket frame now completed and work starting on the seven-storey hotel, Radclyffe Park is shaping up to become one of the most prominent schemes in the Quays area. This is particularly exciting for local residents and businesses who will be able to benefit from having improved amenities, services and facilities on their doorstep.”</p>
<p>Andy Elwell, Anglo Holt Construction’s managing director, said: . “The investment by LPC Living is to be applauded in turning a vision into reality with the ongoing regeneration of Salford Quays. The Anglo Holt Construction team is delighted in being able to contribute to that vision by delivering the Travelodge hotel bringing a greater choice of value hotel accommodation for business visitors and tourists to the area.”</p>
<p>Radclyffe Park is the latest stage in the £150m transformation of Ordsall by LPC Living in partnership with Salford City Council. In addition, to new retail and leisure facilities the development is anticipated to create around 500 new jobs.</p>
<p>Ordsall sits between two major economic drivers, Manchester city centre and MediaCity:UK in Salford Quays. It is a prime location for leisure and retail investment and is set to become a tourist hotspot fuelled by nearby Manchester United and attractions in the Quays being only minutes away.</p>
<p>Completion of the scheme, designed by Liverpool based architects Falconer Chester Hall, is expected in autumn. Upon completion Travelodge will be leasing the building on a 25 year lease.</p>

			<content:encoded><![CDATA[<p><strong>Salford based regeneration developer, LPC Living, has been granted unanimous, detailed planning permission to build a new mixed used scheme in Ordsall, Salford. </strong></p>
<p>The full application for Radclyffe Park, a mixed-used retail and residential development on Trafford Road, includes a 156-bed Travelodge hotel, a 50,000 sq ft. Morrisons supermarket, 11 retail units equating to 25,000 sq ft of additional retail space, 114 new homes and 359 parking spaces.</p>
<p>This is the latest milestone in the regeneration of Ordsall, spearheaded by the £150m of private investment by LPC Living over the past five years to deliver major new benefits to local residents. These include a new primary school, brand new family housing, shopping facilities, new health and community facilities and improvements to open spaces in Ordsall.</p>
<p>Construction of the new Morrisons is due to start next month, followed by Travelodge in January 2011. Liverpool based architects Falconer Chester Hall have designed the scheme.</p>
<p>Simon Ashdown, development director at LPC Living said: “We are delighted to have secured planning for the whole development site now, particularly as we have signed up two national brands proving there is a commercial appetite in this area despite a continuing difficult economic climate.</p>
<p>“Although it’s early days we’ve also had strong interest in the smaller retailer units from businesses attracted by the site which is located on one of the busiest routes into the city centre and just 500m from MediaCity:UK.</p>
<p>“With the BBC moving to their new base in 2011, Salford Quays is rapidly gaining national significance. However, it is vital that the outlying areas to MediaCityUK benefit directly from the investment that is being brought into the area and development such as this needs to respond and positively impact on local training and employment opportunities and significantly improve  community facilities.”</p>
<p>Both Morrisons and Travelodge have pledged a commitment to recruiting from within the local community providing a welcome jobs boost for the area.</p>
<p>Tony O’Brien, Travelodge’s UK Development Director said:  “We are extremely pleased to have secured planning permission at such a key site in Salford Quays, which was identified for us by Jenics. There is a real demand for low cost accommodation in the area and we believe that Travelodge will be a great addition to Salford, by providing affordable accommodation for the many leisure and business visitors it receives, from the Lowry Centre to the forthcoming BBC building.</p>
<p>“In addition, the hotel will create approximately 50 jobs in the local area in partnership with the Job Centre Plus, helping the long-term unemployed get back into work.</p>
<p>“We want to give travellers every reason to visit Salford and stay longer – we see increasing the availability of low cost accommodation in the area as being central to achieving this objective.”</p>
<p>Morrisons and Travelodge will both be recruiting approximately six months ahead of build completion which will be around Spring 2011.</p>
